A briefing for principals

A house that watches over itself, written by hand.

A short brief for the principals of extraordinary residences. How Intuitiv is engaged, what we contribute, and what it means to live in a house whose technology is composed in service of the family — not the other way around.

— The brief

An argument, in five short pieces.

For the principal of a residence under design, in construction, or recently completed: this short document explains how Intuitiv is engaged, what we contribute, and what to expect from a relationship that often runs for ten years or more.

i. A DIFFERENT CONSULTANT
03
— i. A different kind of consultant

Most luxury residences end up with a dozen specialist contractors. We are not one of them.

Each contractor is responsible for one system — the audio, the lighting, the network, the security — and nobody is responsible for how all of it behaves together. Intuitiv was built to sit in that gap. We are a design consultancy, paid in fees, on the same line as your architect and your interior designer.

— What this means for you

One technical voice. Every conversation about technology — a question, a concern, a change of mind — is held with one senior engineer, who knows your residence and your family. They are the same person five years after move-in as on the day the brief was written.

No vendor relationships. We do not take manufacturer rebates. We do not earn commissions on the equipment specified. Our only commercial relationship is with you.

No fights with the design team. We are paid to make the architect's drawings work — not to argue with them. Speakers vanish into millwork details. Panels arrive in the right colour, at the right gang count, at the right height. The technology is felt, not seen.

It looks like part of the millwork. Nobody in this house has ever asked what brand it is.

ii. WHAT WE DO
04
— ii. What Intuitiv does

Four disciplines, plainly stated.

Most residences engage all four. The work runs from the first sketch through the years after move-in.

a. Master design

A coordinated technology master plan.

A single drawing set covering automation, networks, audio-visual, lighting, advanced HVAC and climate, security, energy management, audio engineering, voice, and the on-panel interface. Written from the first sketch, alongside your architect's plans.

b. Architectural integration

Threaded into the millwork.

Speaker, panel, fixture and equipment positions composed onto the architectural drawings before the elevations harden. The thermostat is not white plastic in the dining room. The keypad is not seven gangs because nobody asked.

c. Custom programming

Software written in-house.

We program the systems that run the house — Crestron and Lutron — plus advanced HVAC controls and bespoke layers above. Scenes, climate logic, security routines, the on-panel interface (Tahoe), and voice. Not subcontracted.

d. Continuous operation

A senior engineer, assigned.

After move-in, the engineer who designed your residence remains the point of contact. The same hands that built the technology of the house are the hands that look after it — site visits and refinements arranged as the household requires them.

— Also, on yachts

An ultra-luxury residence is, for our purposes, the same problem as a 70-metre vessel — the same systems, the same expectations of calm and reliability. Our lead programmer has shipped Tahoe (our on-panel interface) on superyacht builds before, and the practice is in active conversation with several yards on new commissions.

iii. CONTINUOUS OPERATION
05
— iii. A house that watches over itself

A practice that does not hand over.

Most consultancies disappear at handover. We don’t. After move-in, the engineer who designed your residence remains the point of contact, and the practice that programmed the systems is the practice that knows them. Site visits and refinements are arranged as the household requires them — in consulting capacity, on the residence’s own schedule.

i.

A named engineer.

Each residence is paired with a senior engineer who knows it in particular — the wiring, the scenes, the household, the principal's preferences — and stays paired with it across years. The household has one number to call.

ii.

No handover, no handoff.

The practice that designed and programmed the systems is the practice that operates them. There is no third party, no transfer of records, no learning curve when something needs attention. The conversation continues with the same hands that built the house.

iii.

Site visits as required.

When a system question, a refinement, or a change in the household calls the engineer back to the residence, we travel — in consulting capacity, on the residence’s own schedule. Not on a fixed quarterly cadence; only when the house calls for it.

iv.

Quiet by design.

No badges, no notifications, no dashboards on the kitchen counter. The work happens in the background. The family meets us once a year, when the senior engineer reviews what the year has held.

A rare capability — one of very few firms in the world that designs, programmes and operates a residence end-to-end.

iv. THE ENGAGEMENT
06
— iv. The engagement

Five stages, ten years, one assigned engineer.

A typical Intuitiv engagement is composed across five stages. The same senior engineer is present at every one. We do not hand over.

i. The brief

A short series of conversations.

Held with the family — what you value, how you live, what previous residences have taught you — translated into a one-page technology brief that sits inside the architect's master programme. Held by the founder, in person, where geography allows.

ii. The design

A drawing set, composed.

Schematic through construction documents, issued at every architect's milestone. Reviewed in the same coordination meetings. Signed by one senior engineer.

iii. The build

A presence on site.

Rough-in walks, submittals, RFIs, shop drawings, change-order coordination. The integrator and the trades work to our drawings. The technology punch list is ours.

iv. The opening

A house that opens on day one.

Programming written and tested before move-in. Scenes walked with the household and refined. The panels are calm before you first touch them. Continuous monitoring is established a month before move-in day forward.

g from move-in day forward.

v. The life of the house

A continuous-engagement relationship.

Renewed annually. A senior engineer assigned to the residence, available for site visits and system refinements as the household requires them. Together, the practice that knows your house in the way only the firm that built it can know it.

— Across all five

One relationship.

The same firm, the same senior hands, from the first conversation to the tenth year. Most of our engagements are extended at year five and again at year ten. We do not hand the relationship over to a third party — and we do not sell it.

Beginning a conversation.

A short note on what we ask of you — and what to expect in return.

Speak with the principals.

Conversations with principals are held by the founder, personally. We answer within two working days. The conversation is held in confidence.
