A note on the practice

We are the principal's technology architect — partner to the integrator, the architect, and the trades.

Most homes of consequence end up with a dozen specialist contractors, each responsible for one system — and nobody responsible for how all of it behaves together, or for how it behaves in twenty years.

We are. We design the entire technology programme of a residence end-to-end, manage the trades who build it on site, write the software that connects everything, and look after it for the life of the property.

We work alongside your integrator, your architect, your interior designer, your builder, and your estate manager. We do not take manufacturer rebates — our only commercial relationship is with the principal.

The result is a home where the technology disappears, the experience is consistent across every room, and a senior engineer can answer any question about any system, in plain English, at any hour.

We are organised as four connected practices. Most projects engage all of them. A residence designed by Intuitiv is specified, project-managed, programmed, and intelligently operated by the same hands — across automation, networks, audio-visual, lighting, advanced HVAC and climate, security, and the energy systems that sit beneath them.

System design.

A senior team that sits with your architect, interior designer and builder from sketch through commissioning. We specify every cable, every panel, every speaker grille, every thermostat — written into the architectural drawings, not retrofitted.

Project management.

We manage the trades who build the technology of the house — integrators, low-voltage, AV, mechanical, network. Site supervision, tendering, commissioning, and a single point of accountability through to handover.

Custom programming.

We write the software that runs the house — Crestron and Lutron, plus advanced HVAC controls and custom layers above them. Every interaction is composed by hand: scenes, climate logic, AV routing, and the on-panel UI itself.

Continuous engagement.

After move-in, the engineer who designed the residence is the engineer who answers questions about it. Site visits as required — in consulting capacity, not on a fixed cadence. The practice that designed the systems is the practice that knows them.

Most consultancies disappear at handover. We don't. After move-in, the engineer who designed the residence is the engineer who answers questions about it — for the life of the house. Site visits and refinements are arranged as the household needs them, in consultant capacity.

A named engineer.

Each residence is paired with a senior engineer who knows it in particular — the wiring, the scenes, the household, the principal’s preferences — and stays paired with it across years.

ii.

No handover, no handoff.

The practice that designed and programmed the systems is the practice that operates them. There is no third party, no transfer of records, no learning curve when something needs attention.

iii.

Site visits as required.

When a system question, a refinement, or a change in the household calls the engineer back to the residence, we travel. Not on a fixed quarterly cadence — on the residence’s own schedule.

A rare capability

One of very few firms in the world that designs, programmes and operates a residence end-to-end.

Most of the industry is fragmented: an integrator installs, a programmer writes the scenes, a service company answers calls. Three vendors, three handovers, three places to lose information.

Intuitiv is the same firm at every stage — design, programming, commissioning and continuous operation. There is no handover. There is one practice, one record of the residence, and one engineer whose name the household knows.

Tahoe is our touch interface for the home — the surface everyone in the family actually uses. Calm, soft, glass-warm. Designed to be at home in a hallway worth more than the rest of the rack combined.

An ultra-luxury residence is, for our purposes, the same problem as a 70-metre vessel — the same systems, the same expectations of calm and reliability. Our lead programmer has shipped Tahoe on superyacht builds before. Our focus is ultra-luxury homes; if a vessel is on your brief, ask.

A waterfront residence on Canada's Pacific coast. We programmed every system in the house — automation, audio-visual, networks, climate, lighting, security and the on-panel surface — and remain engaged with the household under a continuous-engagement relationship.

How the work unfolds.

A residence designed by Intuitiv is a multi-year engagement. We are typically engaged before the architect has finished schematic design, and we are still in the house ten years later.

i.

The brief.

Two days on site, with the principal and the architect. We listen. We walk the property. We come away with a written brief — what the house should feel like, what should never need explaining, what a Tuesday morning should be like in it.

ii.

The master plan.

A complete technology specification — every cable, every panel, every speaker grille, every light fixture, every server — written into the architectural drawings. Twelve to twenty weeks. Reviewed line-by-line with the architect and the construction team.

iii.

The build.

Site supervision through construction, alongside the integrator and trades. We tender the work, sit on the project meetings, and write the software in parallel — so the house arrives at handover finished, not waiting for its commissioning phase.

iv.

The handover.

Two weeks of orientation with the principal and the household staff. The senior engineer who programmed the residence is on site through commissioning, walking every panel and every scene against the brief.

v.

The life of the house.

A continuous-engagement relationship, renewed annually. The senior engineer assigned to the residence remains the point of contact for as long as the house is in service — site visits, refinements, and system questions arranged as the household requires them.

Many of our projects are referred by builders and architects who have worked with us once and now bring us in early on every residence of consequence. We do not pay referral fees. We do not advertise. The work is the introduction.
